What’s Included in a Commercial HVAC Maintenance Inspection?

When we are hired to perform routine service on commercial HVAC equipment, we like to come out twice a year to check on things. One service is completed in the early spring and the other in the early fall.

Spring HVAC Inspection Checklist

During the springtime inspection, we do the following:

  • Change all filters
  • Check and clean the condenser coil
  • Check and clean the evaporator coil
  • Check all electrical connections
  • Check all contactors
  • Check low ambient control
  • Record suction pressure
  • Record condensing pressure
  • Check low pressure cut out control
  • Check high pressure cut out control
  • Check condenser fan motor and rain shield
  • Check compressor start amps
  • Check compressor run amps
  • Lubricate motor
  • Check and replace belts
  • Check and clean fan blower and wheel
  • Clean drain pan and line

Fall HVAC Inspection Checklist

During the fall inspection, we do the following:

  • Change all filters
  • Check and clean burner and heater exchanger
  • Check fuel supply and pressure
  • Check pilot assembly
  • Check flame adjustment
  • Check primary ignition control
  • Check fan and limit operation
  • Check and clean combustion blower
  • Check reversing valve
  • Check strip heat
  • Check defrost cycle
  • Check micro-amp signal
  • Lubricate motor
  • Check all electrical connections
  • Check and replace belts
  • Check and clean fan blower and wheel
  • Check motor amps
